Located in the heart of Saanich’s Royal Oak neighbourhood, the Normandy project at 520 Normandy Road introduces 68 purpose-built rental homes designed to meet BC Energy Step Code Level 4—the highest energy efficiency standard in the district. Developed by Aryze and completed in Summer 2024, this four-storey wood-frame building offers a mix of studio to two-bedroom units, complemented by townhomes and a landscaped courtyard. The project integrates seamlessly with its surroundings, featuring a stepped façade that transitions to neighbouring structures, and includes a restored riparian zone along Normandy Creek. Its proximity to Saanich Commonwealth Place, Normandy Park, and extensive trail networks supports a vibrant, walkable lifestyle.

NuFrame was entrusted with delivering a full material supply package for the Normandy project, encompassing wall panels, design, delivery, and labour for the wood frame structure. Spanning 51,100 square feet, the building showcases NuFrame’s commitment to precision and sustainability. By overseeing every aspect from prefabrication to on-site installation, NuFrame ensured the project met its high-performance and energy efficiency goals, contributing to a landmark development in Greater Victoria’s rental housing landscape.
